The key to your cottage may only be obtained after 4 p.m. on the day of arrival and should be handed in at the office by 10 a.m. on the day of departure, by which time your cottage must be vacated.

A Security Deposit of £50.00 is payable at the same time as the balance of Rental by separate cheque. This is refundable at our sole discretion 7 days after vacation of the cottage if the cottage is vacated by 10 a.m. and has been left clean and tidy, with no damage done, i.e. as you found it on arrival. Please note that the rental DOES NOT include cleaning. The cottage will be checked on departure and a charge will be made if any damage has been done or the cottage has not been cleaned and left as it was found. The amount charged will be at our discretion but will be a minimum of £20.00.

Arrangement in writing must be made if you intend to arrive later that 7.00 p.m.on said date. No arrivals are allowed after 9.00 pm out of consideration for other holidaymakers.

No post dated cheques accepted. An additional charge will be payable by the hirer in the event of a cheque being dishonoured by the hirer's bank. This charge will be a minimum of £12.00 per cheque to cover bank charges and administrative costs.

The proprietors cannot be held responsible for any injury to visitors or loss or damage to their property during their stay at Smythen Farm Coastal Cottages.

To avoid any misunderstanding we would like to remind you that a reservation constitutes a legally binding contract. You are advised to take out cancellation insurance. If for any reason you have to cancel the Hirer must advise me in writing when I will, without prejudice to my right to the rental in full, use my best endeavours to re-let.

Games room and outdoor play areas
All children must be supervised

Pony Rides
Hard hats are compulsory. Pony rides are done on a lead rein and, whilst every care is taken, pony rides are done at the parents risk.

The Swimming Pool
Safety Instructions, signs and all rules must be observed. All children must be supervised by a competent adult. All non-swimmers must wear armbands. Dinghies, airbeds and surfboards are not permitted in the pool. Babies must wear swimming nappies. No lone swimming is permitted.

Extras
Swimming pool free, Ball Pond free, Pony Rides free, Bouncy castle free.
Cots £8 per week, "Linen is not provided", High Chairs £6 per week.

Linen Hire
£12 Double Bed £8 Single Bed (If linen is not hired you will need to bring duvet covers, bottom sheets, pillow cases and towels.)

Pets
The only pet we allow is one mature dog (i.e. over 2 years old) per cottage . If you have booked in a dog please note we do not allow any dog to be left in any cottage on its own.

Smoking
All cottages are No Smoking. We allow smoking outside the cottages, in outdoor play areas, the pool patio area, BUT NOT IN the pool, games room, laundry or any other covered area.

Friends and Family Visiting
You are welcome to have visitors but please obtain permission prior to visit. Due to health and safety regulations and insurance conditions, visitors (non residents) are not allowed to use the pool or any of the facilities at Smythen Farm Holiday Cottages.

Barbecues
For safety reasons barbecues are not permitted in the Play Area or Pool Area. Likewise any barbecues used in and around Smythen Farm Holiday Cottages must not be left unattended until completely cool.
